Quick answers for Minnesota buyers and sellers

Short answers first, then the calculator that goes deeper.

How much house can I afford in the Twin Cities?

It depends on your income, monthly debts, down payment, and interest rate, plus local property taxes and insurance. Lenders often look at how much of your gross income goes to housing and to all debts combined. Try the affordability calculator to see a price based on those ratios.

What will my monthly mortgage payment include?

Most payments include principal and interest, property taxes, and homeowners insurance. Some loans also include mortgage insurance or HOA dues. Estimate your payment for a specific price and down payment.

How much will I walk away with when I sell my home in Minnesota?

Start with your sale price, then subtract your mortgage payoff, commissions, title and closing fees, and Minnesota's state deed tax. What's left is your net proceeds. Calculate your net proceeds.

Should I sell my house before I buy the next one?

There's no single right order. Selling first gives you a firm budget. Buying first avoids a temporary move but may need extra cash or financing. Compare both with your own numbers in the cash left after moving calculator.

Should I buy now or wait for rates to drop?

No one can predict rates or prices. You can compare moving now with a future scenario, using the price and rate assumptions you choose. Compare now vs. wait.

Are there down payment assistance programs in Minnesota?

Yes. Minnesota has state, county, and city programs that can help with a down payment or closing costs. Who qualifies depends on income, location, and the program. Browse Minnesota programs.
